This was the second home that we purchased out in the Woods of West Virginia.  We fell in love with the cool and affordable midcentury homes and the lifestyle and we wanted to share it with others.  We bought this home within a year of our first, beloved “Happy Place,” updated, styled and fully-furnished it into a very successful short term rental. We were self-managed and cleaned it from top to bottom ourselves after each and every guest and honestly, it was VERY time consuming and we needed to move on.  Our hope when we put this one on market is that we would present it in a way that a ew buyer would want to buy it exactly as it was – inside and out. Our plan worked, but there was much to do before it was ready for market.

 The Honey House, as it was called, was updated and modern and very well-kept. The previous owner hadn’t done such a great job with maintenance and also had a HUGE dog who did a lot of damage. So upon becoming the owners, there was a TON we had to do to fix it up and make it sparkle. From the beginning we had: added a fenced yard for the dogs; rebuilt the back deck; new flooring, new appliances; bathroom updates; painted throughout; and did lots of the previous owner’s deferred maintenance .Even though we are very diligent and steadfast homeowners who were continually monitoring both interior and exterior; we followed our own process and called our trusted inspector to come on out and tell us everything we didn’t know about the property.

 And the report told us a lot – and we had to decide if we wanted to go to market knowing that there was much to be done (which would mean a lower sales price and lots of objections from buyers) OR we could do the work that needed to be done and present a super clean, safe and well-maintained home, priced accordingly. We needed a new roof and gutters. We needed to rebuild our front deck because it was not attached to the home or flashed properly. Our band board under the home had deteriorated and had to be completely replaced. There was some obvious rot on the T-1-11 (exterior wood siding) that needed to be cut out and replaced. And while the paint job wasn’t terrible, the designer in me said, “make the outside AMAZEBALLS with a updated palette that would just pop against the green of the wooded lot. We landscaped and also took out some of the dead trees. All of the work paid off! A lovely gal purchased it and wanted it exactly as it was, turnkey. We were thrilled to be able to pass the torch to a wonderful new neighbor wanting to make it her second home.
