This Martinsburg rancher was newly built just five years before the owner was planning her wedding and decided to list it. The place was pristine, immaculately kept and nicely styled. The owner had a modern country farmhouse vibe going and it really worked! Since the house was new, and since she had just recently decorated – she was having a hard time imaging that we were going to push her price up to the level that we suggested. We explained our plan, and the seller agreed to list and we moved forward with the Honey House strategy. In the end, the seller was thrilled and had the extra money she needed for a stress-free wedding!
One always hopes that with newer homes, the condition is excellent and they show as fresh and contemporary. And that was the case with this five year old home in Martinsburg. The owner had made some updates to the exterior with hardscaping and landscaping which complemented the already fabulous nautical palette. The owner was extremely organized and her home looked staged when we first walked in. There were some builder-grade fixtures that really needed upgrading and a very specific light fixture that the homeowner put in that we recommended changing. (she wanted her chosen chandelier in the new home anyway!)
For this list, glow-up and stage, we didn’t have to bring in too much furniture. A coffee table, some other tables – a desk. The majority of our work was repurposing the already existing furniture, changing the lighting fixtures and adding our live plants, art and mirrors. The house looked great when we first saw it—we simply finessed it and got as much juice as possible out of that squeeze!
