We wanted to present the house as house affordable, fabulous and chic…perfectly situated, a wooded getaway to escape the city, or downsize and commune with nature. (Especially if you’re a bird lover!) Extenuating circumstances for folks with limited budget meant that we needed to get the biggest impact with the least amount of money invested. We had ordered those fabulous pine cone light fixtures for our personal home and surrendered them to our clients becuase we knew the impact they would have. They were a complete game-changer for this precious cabin.
We have a knack for keeping our staging down to earth. We accomplish this by mixing your items with ours. In this case, the artwork, the mirrors the couch were mixed into the homeowners items. The homeowners’ two stylish and modern lime green chairs popped against the brown sofa we brought in. And their sideboard piece behind the couch helped to define the space.
When we enter a home that we are going to glow up, usually we first remove anything obscuring the windows unless they are absolutely necessary (like heavy drapes, furniture, and depending on the room, even the blinds!) In this case, we added lights wherever we could and then played with that light and the natural light by bounding it off of strategically placed mirrors.
When we walk into a home, we try to understand who the buyer is by creating a buyer persona, and then we design the space to be the most attractive to that buyer. It’s more of an art than a science, although we do employ our data as we create the art. We explain to our sellers that we aren’t presenting the home for them to like it. We are presenting the home so that the right buyers will LOVE it.
