This unique house sat perched upon 5 acres at the end of a cul-de-sac in the Woods. It had been totally and lovingly rebuilt and updated with style by the owner who purchased from an estate after falling into disrepair. The location and the fact that it was newly-rebuilt made this a premium property—but the comps would only go so far. Based on sound research, it was priced right—for buyer and seller—and went over asking immediately following our open house party weekend. And it appraised!
The owner of this home was artistic and creative and made lots of bold color choices in the space. While we removed some of those bold choices, those that we kept—we celebrated—making them a focal point with the intention that they would GRAB the right buyer. Exactly the right buyer was welcomed through the door by future neighbors and everyone couldn’t be happier.
This space was an addition to the original house and was used by the owner as a yoga and meditation studio. We staged it as an office to have a wider appeal, but still showcased the wonderful light and the views available to the space. Turns out the new owners decided to use it as a studio of their own! Amazing.
Most of the time, the first task when it comes to staging is paring things back: to simplify, add balance and refocus the eye to what is wonderful about the space for the buyer versus what is currently in the space. We want folks to have a vision of themselves and the possibilities for THEIR STUFF in the space. You know someone is ready to buy when they start placing their own furniture in the pace during showings. Our staging helps people be able to imagine their lives in the space.

We will strike a happy balance between unique (which drives specific online attention) while increasing the overall number of online eyeballs to our listings and social media efforts—which translates into really well attended open houses and more potential buyers!
